A landmark development on Malta’s eastern coastline
The Shoreline is a prestigious lifestyle development located in Smart City, Kalkara, on Malta’s eastern coastline. This €200 million project combines luxury residences with upscale retail and leisure facilities.
Designed around the principles of convenience, security and privacy, The Shoreline sets a high standard for residential development on the island — one where modern architecture, thoughtful use of space and uninterrupted sea views come together in a single cohesive and desirable address.
The Residences
The Shoreline features approximately 370 premium residential units across eight blocks, including one, two and three-bedroom apartments, as well as spacious penthouses with large terraces. All units are finished to a high specification throughout.
More than 30% of the site is dedicated to open areas, with gated, access-controlled residential footpaths, giving residents both space and peace of mind.
Residents also benefit from access to a large pool, gym, spa and private underground car park. The pool terrace is reserved exclusively for residents’ use.
The Mall and Plaza
The Shoreline Mall spans two levels and over 25,000m² of retail space, designed by Haskoll, one of Europe’s leading architectural firms, with 44 retail outlets, a food court and pop-up retail spaces.
Three additional underground levels are reserved for parking. The communal plaza at the heart of the complex features a central atrium with glass apertures that flood the interior with natural light.
Location
The Shoreline is situated approximately 1.5km south of Valletta, with easy access to Malta International Airport and the historic Three Cities nearby.
Valletta itself is just a short water taxi ride across the Grand Harbour, while the area’s yacht marina is one of the most active in the region.
Investment and ownership
As a Malta Special Designated Area property, The Shoreline allows both EU and non-EU nationals to buy property in Malta without an AIP permit. Units can also be rented out immediately without restrictions.
Investors can purchase multiple units, a flexibility that does not exist outside of Special Designated Area developments.
Apartments for sale at The Shoreline are priced from €325,000 for an entry-level studio to €2.44 million for a seafront villa-style duplex with garage, with prices ranging from approximately €3,700 to €6,100 per square metre.
Prime Malta Special Designated Area properties command between €4,000 and €8,000 per square metre, with waterfront locations achieving the highest valuations. This places The Shoreline competitively within that segment.
The broader market also supports a strong investment case. In 2024, Malta’s property market recorded 16,739 promises of sale agreements, with a total transaction value of €5 billion. This represented an 11% rise in the number of agreements compared to the previous year.
Prime Special Designated Area locations have seen consistent price appreciation of 5–6% annually since 2017, with gross rental yields of 4–6% in prime areas.
Several factors make The Shoreline particularly well-positioned within this market: its seafront location, on-site mall and leisure facilities, car-free environment and proximity to Valletta all align closely with what drives demand among expatriates, professionals and international investors.
Special Designated Area developments are favoured by both foreign and local investors due to their quality, location, prestige and suitability for both long- and short-term rental.
