Our Commercial Fees

For commercial property transactions, the following agency fees apply:

Sale of Commercial Property

  • Agency Fee: 5% of the transfer price plus VAT
  • Payment Due: On the date of the transfer contract

Leasing of Commercial Property:

  • Agency Fee: 10% plus Vat from the Landlord and 10% plus Vat from the tenant, of one full years’ rent, excluding any discounts applied in the first year or moratorium periods, plus 5% plus Vat of any premium. In case a moratorium or discount is applied in the first year, the fees will be calculated on the average of the second and third year.
  • Payment Due: On the date of signing the lease contract.
  • A minimum fee of €750 (plus vat) from each of the lessor and lessee applies should the 10% fee mentioned above be lower than Euro 750.

 

Client Transition from Lease to Purchase:

If a client, introduced by Frank Salt Real Estate, initially leases a property and subsequently purchases it:

  • An agency fee of 5% of the sale price plus VAT applies.
  • However, any agency fee previously paid for the rental/lease will be deducted from this amount. This is subject that the sale occurs within 24 months from the date of the lease agreement.
 

In the case of a Sole Agency agreement, where Frank Salt Real Estate is granted exclusive rights to promote and sell/lease a commercial property, the following fees are applicable.

  • a commission rate of 3.5% (plus VAT) of the transfer price in the case of sale.
  • a commission rate of 3.5% (plus VAT) of the premium plus 8% (plus VAT) of one year’s rent in case of a lease.
