Make your home more valuable to sell faster

The property market is doing exceptionally well with demand for good quality properties at an all-time high. Yet if you are in the process of selling your property, there are still a number of things you can do to facilitate the process, by making your home more attractive to prospective buyers. Preparing your home for viewers, or “staging” as it’s called, is important. It will not only help us sell your property faster, but it can potentially add to its value. Given our experience in selling homes, here are 5 tips you should consider to help make a stronger impact when we get clients to view your property.

De-clutter, but don’t de-personalise

Eliminate any nick-knacks lying around the house and try not to go overboard with home décor as your tastes might not reflect your potential buyer’s taste. Consider moving any bulky furniture that could make the rooms look smaller and replace it with smaller furniture. Aim to maintain a homely feel but eliminate too much personalisation. People often need to be able to envisage what the property would look like if they were living there, so make it easy for them to see all the fantastic living space you’re offering them.

Update and repair

Consider a fresh lick of paint. Neutral colours are recommended as this will make the property look lighter, fresher and bigger. Carry out any minor repairs necessary, such as broken door knobs, cracked tiles, or loose furniture doors. Make use of throws and rugs, to dress up torn or worn out sofas. Remove any threadbare carpets.

First impressions count most

Give priority to the façade and the common areas of the property. If you have a garden make sure that it has been de-weeded and well maintained. Pool areas, terraces and balconies should be kept clean. Showcase your outdoor space, as this is a key factor for many buyers.

Clean everything until it sparkles

Get rid of limescale, clean and repair tile grout. Get rid of all odors and hang up fresh towels. If you have pets, make sure that their areas are kept clean, and any litter is not left in direct sight. This will make the place more appealing and allow viewers to imagine living there. Also try to keep windows clean and replace any broken light bulbs.

Price it right

You may spend ample time and money on making your property look more attractive, but it ultimately boils down to price. The property needs to be priced according to the market value and this is where we come in.
