Get the right smells
Bad smells are the single biggest turn off for prospective buyers. Don’t just cover them up, fix the source of the smell. Clear drains, wash bins, open windows, air the kitchen from old cooking smells, get rid of furniture that is embedded with cigarette smoke, and wash any grimy bed sheets. If you are a smoker, place bowls of vinegar around the house and leave them out for three days. The vinegar will leave its smell, however, once the windows are opened, it will quickly disappear, taking most of the unpleasant cigarette smell out with it.
In contrast, good smells and scents can make your property more alluring. While it might be impractical to bake fresh bread, cakes or brownies for every viewer that visits your home, you could perhaps brew some fresh coffee or use some good quality air freshener to make your property smell as good as it looks.
If your property is humid, invest in a good quality dehumidifier and leave it on for a few days. This will reduce the humidity in the house and improve the air flow throughout.

Maximize the light in your home. After location, good light is the one thing that every buyer cites that they want in a home. Take down the drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs and cut the bushes outside to let in sunshine. Do what you have to do make your house bright and cheery – it will make it more sellable.
Always be ready to show
Your house needs to be “show-ready” at all times – you never know when your buyer is going to walk through the door. You have to be available whenever they want to come and see the place and it has to be in tip-top shape. Don’t leave dishes in the sink, keep the dishwasher clear, the bathrooms sparkling and make sure there are no dust bunnies in the corners. It’s a little inconvenient, but it will get your house sold.
Strike a balance between clean and lived-in. Yes, I know I just said to get rid of all your clutter (and you deserve a big pat on the back if you did so), but now it is time to judiciously bring back a few elements that will really make your home appealing. Think vases of cut flowers, a basket of fresh farmer’s market produce on the kitchen counter or a bowl of lemons beside the sink.
Style your dining room table. The dining room is often a blind spot in decorating the home. Between dinners, a large dining table can look bare and uninviting, so styling it upwith visitors in mind can increase the appeal. An oversize arrangement can look too stiff and formal, so try lining up a series of smaller vessels down the center of the table instead.
Use “extra” rooms wisely. If you have been using a spare bedroom as a dumping ground for odd pieces of furniture and boxes of junk, it is time to clean up your act. Each room should have a clearly defined purpose, so think about what potential buyers might like to see here. An office? A guest room? Another children’s room? Whether you buy inexpensive furnishings, rent them, or borrow some from friends, making a real room out of a junk room will be very beneficial.
