We bring you another instalment of our popular ‘Meet the Team’ series and kick of the year by interviewing Thomas Hodges, a sales and letting consultant at our Commercial Division in Portomaso. Thomas comes with over ten years of experience in the commercial real estate field, garnered both in Malta and abroad and this affords him a fresh perspective on how to stay a step ahead of the competition. Thomas was born in the UK and educated in South Africa, having studied business management and in the rare moments available when he can kick off his shoes, Thomas likes to sit and get inspiration from that rare commodity nowadays: by reading a physical book.

We sat down with Thomas and asked him some very direct questions about what it takes to be successful in what is a very sophisticated and competitive market sector of the industry.

  1. What’s the biggest misconception people have about commercial real estate in Malta?

A common misconception is that the commercial property market in Malta is limited in terms of diversity and opportunities. However, with a growing number of international businesses, fintech companies and tourism-related ventures setting up shop on the islands, there are more varied options than ever for investment – whether it is office spaces, retail units, or even mixed-use developments.

2. What was the biggest culture shock when you moved from the UK to Malta?

The culture shock of a slower pace of life and the difference in the language mix.

 

3. One accomplishment you’re really proud of?

Being able to successfully close on clients’ dream property purchases or rentals!

4. What’s your go-to “hidden gem” spot on the island?

Going to calm places… and that would be the Three Cities (Vittoriosa, Senglea, and Cospicua). It’s a beautiful, historic area with lots of history with stunning views of the Grand Harbour and a lot calmer compared to Valletta. It’s full of charming streets, cafes and a rich history to explore.

5. What’s the most unexpected lesson you’ve learned in your career so far?

A big, unexpected lesson I have learned in my career is how important it is to embrace failure. It can feel discouraging at first, but setbacks often lead to the most growth. Whether it’s learning new skills, adapting to change, or developing resilience, those challenges help shape you into a better professional.

Another lesson is that networking is just as important as hard skills. Building genuine relationships and finding mentors can open up opportunities and teach you things that technical knowledge alone, might not.

6. Other than your mobile, what’s one item you can’t leave home without?

I’d would like to say a good book! Even though I don’t physically carry things, I know a lot of people feel the same way, as it is an extra item to pack. Whether it’s a novel or a non-fiction read, having something to sit and chill with is a great way to unwind, learn something new, or to get inspired on the go.

7. If your job was turned into a reality TV show, what would it be called?

If my real estate job was a reality TV show, it could be called “Malta Property Hustle”! It would follow the highs and lows of navigating the fast-paced, ever-evolving commercial real estate market, featuring everything from finding hidden gems to negotiating deals and dealing with unexpected challenges. There’d be plenty of drama, strategy, and of course, stunning views of Malta!

8. Name a celebrity you admire and how have they have inspired you.

Nicolas Cage is my choice! He’s an actor known for his unique roles and eccentric style, which makes him stand out in Hollywood. What’s inspiring about him is his willingness to take risks with his roles – whether it is in big blockbusters or more offbeat indie films similar to Actions in Real Estate. He doesn’t always follow conventional paths, but his passion for acting and his diverse range of performances show how dedication to your craft can lead to success in unexpected ways.

9. What’s one skill you think every real estate professional should have (but often don’t)?

That would be emotional intelligence (EQ). While many focus on negotiation tactics, market analysis, or legal knowledge, EQ can really set someone apart. Being able to understand and manage your own emotions, while also reading and responding to clients’ emotions, is crucial in building trust and lasting relationships.

10. If you could rewrite one event in history, what would it be?

A significant event I’d love to be able to rewrite would be the Battle of Edington in 878. This battle was a decisive victory for King Alfred the Great of Wessex against the Viking invaders led by Guthrum. The battle essentially halted the Viking expansion into England and paved the way for Alfred’s reign, which helped shape the future of England.

If the Vikings had won this battle, it could have meant a much larger Viking kingdom in England, perhaps changing the entire course of English history. The Vikings might have unified much of the island under their control, possibly delaying or even altering the formation of England as a single nation. Such a change could have impacted the language, culture and political structure of England for centuries to come.

11. What’s the funniest or most bizarre request a client has ever made?

The usual request could be a client wanting a property with a view of the ocean” – especially as we are a small island – and that assuming the price would be the same all over… except that they’re looking in an area where the ocean is meters away! They often forget that a view comes at a price.

12. What’s your favourite way to instantly boost your mood?

One great way for me is stepping outside for some fresh air and sunshine and a change of scenery. A walk in the local area or just soaking up some nature can work wonders for resetting the mind.

13. Name one moment in your life you would be happy to relive over and over again.

To revisit exotic islands like Mauritius and get in touch with the local vibe and culinary specialities.

14. If you had to sell Malta as an office block to a foreigner as an investment, what would be your sales pitch?
