Malta has a large selection of properties available, ranging from modern apartment blocks and luxury villas to century old houses of character and Palazzos. If budget permits and you desire something modern and luxurious, the ideal choice would be to buy a villa in a prestigious area, which will provide you with ultimate comfort and plenty of space.

Luxury villas are available as detached or semi-detached and comprise of large grounds and drive-ins, with attractive facades. If you are planning to buy a villa in Malta, you can expect to find a number of commodities that add value to your property. The first that comes to mind is ample outdoor space. Be it a pool with deck area or a garden, one can enjoy the ample room for entertainment al-fresco, which is perfect for Malta’s weather, with plenty of sunshine all year round. More often than not, villas in Malta enjoy a sizeable footprint, commonly spread on two floors, plus an additional floor at basement level. The latter normally accommodates the residence’s garage, or possibly a games room or flatlet. Other features commonly associated with villas include an imposing façade and a drive-in.

In Malta, there are various localities that are renowned for their concentration of villas such as Birguma near Gharghur, Tal-Virtu in Rabat and Madliena, all of which boast some spectacular sea or country views. There are also a number of luxury villas in central localities such as Attard, Lija, Balzan and Naxxar. Some of these luxury villas were constructed in the 1960s and can be renovated into impeccable modern properties by the potential owners.

Other localities include the far south such as Marsascala and Marsaxlokk, as well as Mellieha in the north. These localities tend to boast wonderful sea views. One key area popular for its high density of villas is Santa Marija estate in Mellieha, overlooking Mellieha bay. Nested in a valley, properties in this area enjoying stunning sea and country views, with each residence set on an average of a tumolo of land (some 1,000 sqm). With the first villa-type residences being built in the 1960’s one may either opt for a traditional property, or perhaps a more modern one, reflecting today’s architectural trends.

Understandably, owning a luxury villa carries higher maintenance costs than an average property, but the benefits are endless, with plenty of space for entertaining guests, raising a large family, enjoying the outdoors from your back garden, adding entertainment rooms such as home cinemas or games rooms, enjoying beautiful views, owning a roof and air space, and of course, the complete privacy that can be enjoyed from your own luxury villa.
