Apartments For Sale in Gozo

Why buy an Apartment in Gozo?

Surely the most prevalent property type in the entire country, Gozo therefore also offers a wide variety of apartments for sale. Depending on location, size and budget, one can find apartments in the heart of the capital Victoria to the smallest of villages. Apartments can be brand new or of some age: older apartments tend to be more generous in size although they may need some updates to suit modern requirements.

Traditional Maltese Apartments 

Traditionally, Maltese apartments are larger than average and have high ceilings, in contrast to their counterparts in other parts of Europe. Space on the small island is at a premium, therefore the norm of building higher and higher apartment blocks are on the increase. Shell-form apartments

Many apartments are also offered in shell form at a lower price, but many times developers will include the phrase “finished” when advertising. This does not necessarily mean the apartment will be move-in ready: it can mean that only the apertures facing the outside will be sealed off with windows and sliding doors plus a main entrance door or that the apartment will be tiled and plastered with doors and windows in place. Buyers have to do the rest at their own expense if not included in the price, such as the installation of kitchen units, bathroom fittings, sinks and toilets. Always make sure that you have discussed all the details with your agent and get it in writing as to what is included and what is not.

From small to large apartments

Typical Layouts

A typical, classic layout of an apartment will have  two bedrooms in a rectangular layout with living spaces on the front and bedrooms at the back. Generally one will find a minimum of two balconies, one from the front leading off the living area and one from the master bedroom at the back.

If an apartment block has more than four units, it needs to be managed by an appointed administrator or property manager. All owners of the block automatically become members of the association and will have to contribute towards annual audit fees, maintenance of the common parts and more. Always ensure you know how much the fees are and what your responsibilities are. It is always wise to ask for the latest audit report so you can ascertain the state of liquidity of the association or apartment block.
