The lure of owning a house of character

Malta’s unique houses of character are a part of the country’s cultural and architectural history. Charming and sought-after, these homes often have intricate pasts, tightly interwoven with previous owners and past visitors. Not only do they generally offer more space than an average more recently built home, but most of them are of historical importance. What’s for sure, is that every single one of them oozes undeniable charm. 

Many of these homes, once renovated and refurbished, can often be seen in the pages of prestigious international interior design and decorating magazines and being the owner of a house of character translates to being part of a very elite and exclusive club… with very limited membership!

In 2021 Malta has also launched a number of incentives to help buyers renovate and revive these precious homes. 

Government grants to aid buyers renovating houses of character

  • No taxes or stamp duty will be payable on properties in Urban Conservation Areas (UCAs), properties older than 20 years having been vacant for more than 7 years and newly built properties when built displaying a typical Maltese architectural character.  The scheme is limited to the first €750,000 of the value of the property.
  • First-Time Buyers will also receive a special grant of €15,000 when purchasing UCA properties. This goes up to €30,000 for buyers of Gozo property.
  • The same property categories will also be eligible for a VAT refund of up to €54,000 on the first €300,000 spent on any renovations of these properties.
