Selling a furnished property.
Selling a property partly or fully furnished is a hugely popular option in Malta and Gozo. There are several reasons for this: from the owners’ side they may be living elsewhere and do not have the need for the furniture once they have sold or they simply want to get the best price for the property possible.
It is also well-know that many buyers like to get exactly what they have seen and when they buy a property, they like to keep things the way it is. In other cases the property may be a second home and the new owners do not have the time nor the inclination to source everything from furniture, electronics and linen to cutlery and crockery. They simply want to have a place that is move-in ready and they are prepared to pay for it. It also costs more and takes time to import, transport and install bulky furniture and appliances and this is probably the primary reason why buyers prefer to purchase an already furnished property.
Needless to say, personal items and precious heirlooms seldom come with a furnished property and will understandably be removed by the seller. In almost all cases the resale of a previously occupied residential property will come at least with most of the major appliances such as washing machines, fridges, ovens, hobs, blinds, curtains and air-conditioners and it will be up to the buyer and seller to work out what furniture and items stay behind as part of the sale. This is clarified by drawing up an inventory list of the items that one party (the seller) agrees to part with and the other (the buyer) is willing to pay for. In some instances the seller may want to take everything with or the buyer could prefer to retain nothing at all from the previous owner. Always make sure that is understood right from the very beginning whether a property is sold partly, fully or unfurnished when you are looking to buy or sell. Your best option is to consult with your agent and then to have your choice (furnished/partly furnished/unfurnished) and subsequent inventory in the case of furnished/partly furnished stipulated in the agreement.
